Calibre provided construction documents for this mixed-use project including 300 homes and an 86,000 SF commercial retail center located on 140-acres at the northeast corner of 120th Avenue and Chambers Road.

 

The site was complicated by unique site grading that required Calibre to discharge historic drainage from this project onto a retention pond located at an adjacent Calibre project site. This unique solution (which only requires release of stormwater in the case of 100-year or larger storms) reduced costs for drainage and water quality onsite and also creates a sustainable drainage system for project lifecycle. The site was extremely flat, requiring creative thinking to balance earthwork, and the drainage solutions preserved the maximum amount of developable area. 

 

Services included design survey, preliminary master planning, preliminary engineering, utility plans, redevelopment improvements, specifications, bid phase services, platting, sewer (2,000 LF), water (3,000 LF), roadway widening of 120th Avenue (1,500 LF), onsite roadways and parking, storm drainage (1,000 LF), grading, erosion control, drainage tie into existing detention, and site layout.  The project required coordination with various local and state agencies, including UDFCD, City of Commerce City, CDOT, E470, and SACWSD.
